Absolutely! With the exception of our breed restriction list, we welcome up to two pets per home (applicable fees to be assessed).

We offer one-bedrooms, two-bedrooms, and three-bedrooms.

US Fairgrounds is located at 28325 Retail Ln, Rosenberg, TX. Located just off US-59 in and minutes from the Historic Downtown Rosendberg and Brazos Town Center, giving residents quick access to shopping, dining, entertainment, and major employers, while offering an easy commute to Sugar Land and the greater Houston area.

US Fairgrounds offers community and is crafted for comfort and elevated everyday living while providing convenient access to US- 59, Sugar Land, Needville, Wharton and the greater Houston area.
We do not have any furnished units, but can refer you to providers who can furnish the unit with rentable items.
We do not permit smoking of any kind on the property.

Leasing and Application Process

Yes, we require all residents to maintain active renter's insurance for their whole tenancy. We require at least $300K liability.

Approval can vary depending on the complexity of your application. The typical turn around is 48-72 hours.

We do not offer short term leases at this time.

Yes, all applicants who are 18 years of age or older will be required to undergo background and credit screenings.

Pricing, Fees, & Deposits

There are no utilities included in the rent.

You will be responsible for all utilities, though some may be billed by the property and included in your monthly rent payment.

Rent is due on the first day of each month, and we accept approved ACH payments or cashier's checks as forms of payment.

Move-In, Lease Terms

12 months - 15 months dependent upon unit type

On move-in day, we require a valid photo ID, proof of the required renter’s insurance, confirmation of electric service setup, and payment in full of any outstanding deposits and/or prorated charges.

No, subletting or lease transfers are not allowed.
A written 60-day notice is required before vacating the community.

Amenities & Lifestyle

We offer a resort-style pool, a stylish clubhouse featuring a Grab & Go convenience area and work pods, and a state-of-the-art fitness center complete with a CrossFit cage and dedicated yoga room. Residents can also enjoy outdoor kitchens, a dog run, and a pet spa.

Each amenity space has their own set of hours they're available for use.

Our Resident Clubhouse is available to reserve after business hours with a paid deposit and fee.

You may park any vehicle registered with the apartment community in the designated spaces. There may be a limit to the number of vehicles allowed. If you’d like to reserve and pay for a private garage or reserved carport, our Leasing Center will help you add that to your lease for a monthly fee.

Yes, also, some of our garages have pre-installed EV charging connections.

Bicycle racks are available at each building, or you can opt to reserve a storage unit conveniently located on the first level of each building.

We have a controlled access package room with parcel lockers and a refrigerated storage room.

You will select an offer provided 65 - 90 days from your lease expiration date and will sign a new lease electronically via the resident portal.
Maintenance requests can be submitted online through the resident portal, in person by visiting the office, or over the phone by calling the office. Someone is available 24/7 for emergency maintenance issues.

Yes, residents are eligible to receive Greystar Perks and discounts. These change frequently and can be searched through our Resident Bilt app.

In our Community Clubhouse, there are work pods and a conference room available for you to use. They are first-come, first-served and provide a nice out of the house location to work from.
